Should I refinish my staircase or replace the treads?
Separate structure from finish
The stairs may be structurally sound but visually dated, or the treads, nosing, skirts, or rails may need more than sanding. Each layer deserves its own decision.
Inspect what carpet or paint hides
Fasteners, patching, mismatched wood, thin tread material, damaged edges, and adhesive can change the amount of repair needed before a stain-grade finish is possible.
Build a real sample
Adjacent flooring and stair parts may be different species and ages. A prepared sample shows color and grain response more honestly than a small stain chip.
Plan access and cure time
Stairs are circulation, not only finish work. The schedule needs to explain dust, coatings, temporary closures, pets, children, and when normal use can resume.
