Metroplex Air & Heat serves Prosper out of our Frisco location — keeping up with new-construction systems that were undersized from the start.
about 15 minutes from our Frisco base
Prosper's newest neighborhoods, Whitley Place, Windsong Ranch, and Star Trail, are almost entirely recent new-construction, and it's where we see the most systems undersized from day one. A builder installing to code minimum on a large two-story floor plan is common, and it shows up as an upstairs that never quite hits the thermostat setpoint on the hottest days.
"First company that actually explained why our old system was oversized. New one is quieter and our bill dropped almost 30%."
"Installed same-day during a July heatwave when three other companies quoted us a two-week wait."
Prosper's newest neighborhoods are where we correct the most builder-undersized systems, usually within the first few years of the home being built.
Windsong Ranch and Star Trail furnace work is almost entirely new-system installs paired with proper zoning, since these are largely new-construction homes.
Whitley Place's larger two-story floor plans benefit most from zoning and smart thermostats to even out temperature between floors.
A Windsong Ranch two-story where the upstairs never reached the thermostat setpoint, even with the system running constantly.
A load calculation confirmed the builder-installed system was undersized for the home's actual square footage and window exposure; replaced with a correctly sized system and added zoning.
The upstairs now holds temperature consistently, and the system runs noticeably less often according to the homeowners' smart thermostat data.
Often yes for the first year or two, but we still get called in when a builder-warranty repair doesn't fix a sizing problem, since warranty service usually repairs the existing unit rather than correcting the load calculation.
Sometimes a zoning and duct-rebalancing adjustment closes the gap; other times the unit is genuinely too small for the square footage and needs an upgrade. We diagnose which one it is before quoting either.
It's a pattern we see often enough to flag proactively: builder-installed systems sized to code minimum rather than an actual load calculation, most common in Whitley Place, Windsong Ranch, and Star Trail.
We coordinate with the existing warranty where possible, but if a sizing correction requires work outside warranty coverage, we'll tell you clearly what's covered and what isn't before starting.
