Gunite is the right call for most DFW backyards: it handles our expansive clay soil, can be built in any shape, and lasts 30-plus years, but it costs more upfront and takes more work to maintain than fiberglass or vinyl. Fiberglass installs faster and is cheaper to run year to year, but you're limited to pre-made shapes and truck-delivery size limits. Vinyl liner is the cheapest to build, but the Texas sun cuts liner life down to 5 to 7 years instead of the 10 to 12 you'd get in a cooler climate, so the savings disappear fast.

Gunite (also called shotcrete) is sprayed concrete over rebar, formed on site into whatever shape you design, then finished with plaster, pebble, or quartz. Fiberglass pools are a single molded shell, manufactured off site and trucked in whole, then dropped into an excavated hole. Vinyl liner pools use a steel, polymer, or aluminum wall frame lined with a custom-cut vinyl sheet that holds the water. Gunite is a multi-week construction process. Fiberglass can go in the ground in a matter of days once the shell arrives. Vinyl falls in between.

Over 90 percent of the DFW metro sits on expansive clay soil that swells when it's wet and shrinks when it's dry. That movement is hard on any rigid structure buried in the ground, and it's a big part of why gunite dominates this market despite the higher price tag. A properly engineered gunite shell with adequate rebar and, where needed, deeper footings or piers can absorb that soil movement without cracking. Fiberglass shells flex a little with soil movement too and hold up reasonably well, but they're more sensitive to improper backfill and base prep than gunite is. Vinyl liner pools, with their panel-and-frame construction, are the most vulnerable to shifting soil over time. Site conditions can add $5,000 to $30,000 or more to a gunite build here, but that cost buys structural insurance most other regions don't need to think about.

A well-built gunite pool with a quality plaster or pebble finish lasts 25 to 30-plus years before it needs a resurface, and the shell itself can last far longer than that. Fiberglass shells are typically warrantied 25 to 30 years and hold their gel coat finish well in Texas sun, though color fade shows up eventually. Vinyl liners are the clear weak point: intense UV exposure and near year-round pool use in North Texas wear liners out faster than almost anywhere else in the country. If resale value matters to you, gunite pools are also what most DFW buyers expect to see in this price bracket, and appraisers and agents tend to treat custom gunite as the norm for higher-end neighborhoods.

If budget is the top priority and you're open to a standard shape, fiberglass is a legitimate option that performs well here as long as the installer handles the base and backfill correctly. Vinyl liner pools are less common in this market for a reason: the long-term cost and heat-driven liner wear rarely pencil out better than the alternatives once you own the pool for a decade or more.

That range runs higher than national averages because our swim season is longer, our sun is more intense on equipment and finishes, and summer pump run times are longer to fight heat and evaporation. Gunite pools sit at the top of that range, fiberglass at the bottom, with vinyl liner in between once you account for periodic liner replacement.

Budget $300 to $800 a year for chlorine, pH balancers, algaecide, and shock treatments on a standard chlorine pool. Saltwater systems cut this significantly, often under $100 a year in salt and chemicals, since the salt cell generates chlorine on site instead of you buying and adding it manually. The tradeoff is that saltwater is harder on metal pool components and heater elements over time, and salt cells wear out every 3 to 5 years at $200 to $700 to replace. This trips people up: a saltwater pool is still sanitized by chlorine. The difference is where it comes from. A salt chlorine generator runs a low concentration of dissolved salt through an electrolytic cell, which converts it into chlorine on a continuous basis. A traditional pool gets chlorine added manually through tablets, sticks, or liquid, usually in higher concentrated bursts. That's why saltwater pools tend to feel softer: the chlorine level stays lower and steadier instead of spiking after you add tablets or shock the water.

Installed cost is close between the two, generally within a few thousand dollars of each other for the same size and shell type, since the salt cell and control system add a modest amount to the equipment package. Where they really diverge is annual upkeep. Saltwater's low ongoing chemical cost is the whole appeal, but you have to factor in that periodic cell replacement, which chlorine pools don't have. Chlorine systems cost more per year in product but have no equivalent big-ticket replacement part tied to sanitation.

Dissolved salt is mildly corrosive to metal. A stable, well-run pool company doesn't need a huge chunk of your money before they've broken ground. If a builder asks for more than 10 to 15 percent upfront, that's often a sign of cash flow problems, meaning they may be using your deposit to finish someone else's pool rather than start yours. Be equally cautious of anyone who insists on cash only or who low-balls the initial quote suspiciously far below every other bid you've collected. Underpriced bids are a common tactic: win the job cheap, then add cost after cost once you're already committed and mid-project.

Ask directly: will the permit be pulled in your name or the company's? Hesitation here is a serious warning sign, since permits pulled in the homeowner's name can leave you personally exposed if something goes wrong.
